Why The Market Is Good | @skyeclosesmaine - Fear, that's what everybody's feeling right now. 

It's kind of a scary time, but the truth is it's really not. 

What was scary was last season. 

When hundreds of buyers were trying to make offers on very few properties, properties that were listed for $300,000 were going for $450,000. 

Yes, they were at a low interest rate, but they were going FAR above what the market price was.

Now it's less competitive. More people are feeling that fear and feeling scared because they think that the interest rates are so high. But guess what? Historically, interest rates are actually really quite normal.

Think of it like this. If you go under contract on a property now, you may be paying slightly higher interest rate, but you're not paying $60k, $70k, $80k, or $150,000 over asking price and competing with so many other people. 

During those competitions, people are waiving inspections and offering so much over price where they weren't able to see maybe things that are wrong with the property and getting themselves into situations that they couldn't get out of.

This market allots the purchase of a property for what it's actually worth.

You can get an inspection to make sure that the property doesn't have any serious issues. 

Yes, you may pay a higher interest rate, but guess what? You can always refinance that interest rate. Look at the interest rate as a short term thing.

New First Time Homebuyer Product - Listen Up! First Time Homebuyers!

If you are a first time homebuyer in this market and you've been kind of toggling between going with a conventional loan or an FHA loan or something that’s really good for first time homebuyers. The FHA loan has been a better option in a lot of situations due to down payment or credit score or things like that.

But as of today, we are no longer having any loan level adjustment pricing for first time homebuyers or for our conventional 3% down program. So what does this mean for you? 

This is great news because it's less down payment than FHA loan. It's only 3% down. Also, it's a conventional loan, so it's going to have less appraisal requirements than an FHA loan, which is amazing news.

Also, even better news is that there used to be a much higher interest rate for these conventional 3% down. So it wasn't always the best option. Those are gone. So now you can get lower PMI or even no PMI options, which is never an option with FHA.

This also isn't just for first time homebuyers. So if you don't have a big chunk of money to put down like ten or 20%. Let's talk about the conventional 3% down option. This can be a faster, easier, cheaper option for you. And even better, 100% of the down payment can be gift funds.

My Appraisal Came In Low, Now What? - Your appraisal came in low. Now, what?
 
Good news, you have a few options. 

#1 Go back to the seller and try to renegotiate, because you cannot buy the house for more than it's worth.

#2 Do what's called a rebuttal, where you take three or four additional comparable properties that you get from either the listing agent or the buyer agent and submit it back to the appraiser. 

#3 Bring the difference between the appraised value and the purchase price.

#4 Another option is, say that you are getting a conventional loan with 20% down and the appraised value came in short. You can bring that same amount of money to the closing table.
